Smoking and pets
For the comfort of other guests, we regret that the cottage has a no smoking and no pets policy.
Making your reservation
To reserve your booking, a 25% deposit is required. Full payment and deposit is required 28 days before the booking starts.
A booking contract will be issued once the deposit is made. A signed copy needs to be returned in order to secure the booking.
Cleaning is included in the cost, however you are asked to leave the cottage tidy when you leave. We reserve the right to charge additional costs should excess cleaning be required.
If booking through Trip Advisor, Air BnB or another intermediary then their booking fees may apply.
If guests pay directly by international bank transfer, any bank charges for doing so need to be covered by the guest.
It is also possible to pay by paypal.
There is a £100 damages deposit to be paid, which will be refunded within 14 days once the guests have left and our Caretaker has checked the premises.
Check in and check out time
The check in time is 16:00 and the check out time is 10:00. If you would like to request an early arrival or a late departure please request this when making your booking to see if it is possible as this will depend on other bookings and the cleaning schedule.
If you wish to extend your stay once you arrive and there is no other booking immediately after yours please contact us as soon as possible to enquire if this is possible. Unauthorised late departures will be charged for.
The booking price is for up to four people, excluding babies in cots. We are unable to give discounts for fewer people staying in the cottage. The cottage comfortably accommodates four. There is a sofa bed for occasional extra guests, however please note:
- Living room seating is for four people
- There is an additional charge of £10 per person per night for extra guests.
If a guest has paid in full and then cancels they will receive:
- a 50% refund of the total cost (minus the booking fee) if they cancel at least eight weeks before the start of the holiday; or
- a 25% refund of the total cost (minus the booking fee) if they cancel up to four weeks before the start of the holiday.
If the guest cancels without paying the balance, or the balance is not paid on time, the booking deposit (including the booking fee) cannot be refunded.
If the balance payment is not received at the requested time, the booking will be automatically cancelled.
